Commercial listings sort order in search results

How are listings ordered on Commercial Real Estate?

When a user searches for property and business on Commercial Real Estate, listings in the search results appear showing most recent listings first, in a structured order. Agents can pay for upgrades to have their listings ranked higher (Commercial listings only).

When you first see the search results, and have not changed the sort order, this is called the default or Featured sort order. We also cover Sold and Business for Sale listings’ sort orders further below.

*Note:

For Platinum Extend, Platinum & Gold listings, 'older' listings are split into 2 groups. Every 7 days the 2 groups of 'older' listings alternate their placing so that all listings get a fair number of days of being ranked higher.

Once one of these listings is more than 7 days old, for the purpose of this article we'll call it 'other'. 'Other' listings also fall into 1 of 2 groups, 'boosted' and 'non-boosted', which rotate positions every 7 days. This is shown in a diagram, and explained further below.

Below all the Platinum Extend, Platinum and Gold listings you will see Silver and Branded listings, again, in order of most recent. First we see new listings, then updated listings, then other listings, and so on.

Note:

When listings have the same upgrades or new/updated tags applied, listings are ordered from most recent to oldest.

Within each 'depth' level listings will be shown in order of most recent.

If multiple listings have the same upgrade, tag and the same date, they are shown from highest price to lowest.

The sort order for Commercial listings on Commercial Real Estate is:

  • Platinum Extend New
  • Platinum Extend Updated
  • Platinum Extend other (group 1)*see Note above
  • Platinum Extend other (group 2)

Sold listings sort order

The default sort order for Sold listings on Commercial Real Estate is by the date the listing was updated to Sold (most recent). The actual Sold date is not a factor in the sort order.

The listings that were most recently updated to Sold will appear at the top of the results and if there are multiple listings updated on the same day, it will be ordered by the time the listing was updated.

Upgrades do not impact the Sold sort order at all. If a listing still has an active upgrade on the day it is updated to Sold, it will not rank higher than other listings without an upgrade.

Here’s an example:
Listing 1 was sold on 01/Jan but was not updated to Sold until 01/Apr.
Listing 2 was sold on 01/Feb but was updated to Sold on 01/Mar.

Listing 1 will appear first because it was updated to Sold more recently, even though it was actually sold earlier.

Business for Sale listings sort order

The default sort order for Business for Sale listings appear in date order, from the most recent listings first in the following order:

  • New
  • Updated
  • Other

All Business for Sale listings are Silver, so there aren’t any upgrades that will make one Business listing appear above another. They are sorted by date only, with New (7 days old or less) and Updated listings (72 hours) appearing higher.

Business for Sale listings that are more than 7 days old are also split into two groups that rotate, the same way as Platinum and Gold Commercial listings. See the diagram and note at the top of this article for more details.

Note: Business for Sale listings do not have a Sold section.
